Construction Highlights
Kelley Square Lofts was constructed using the Infinity System - an innovative, noncombustible steel and concrete structural framing system. It consists of prefabricated, load-bearing metal stud walls and reinforced composite floor slabs that allow for clear spans up to 27 feet. With a Sound Transmission Class rating of 54, the building’s Epicore MSR composite floor slab is a fire rated floor assembly, and rates highly for airborne noise control compared to other systems. The finished underside of deck allows for an exposed ceiling aesthetic.
The building’s envelope insulation and fenestration exceeds the current International Energy Conservation Code requirements by about 20 per cent, with fully insulated “rain-screen” exterior walls, and roof. All sources of air leakage in the building thermal envelope are tightly sealed to minimize air leakage resulting in high efficiency, and low heating/cooling costs. Tempered make-up air intake units assure adequate ventilation.
The central courtyard accommodates amenities including a community room, shared laundry, an exercise space and an outdoor terrace—as well as natural light into the corridors. Interior LED lighting performs 62% better than code, and exterior lighting was designed to perform 30% better than code. Highly efficient mechanical, electrical and plumbing systems exceed code requirements. In addition, fire protection and sprinkler systems are installed per NFPA and MA building codes.
All selected interior finishes of walls, ceilings and floors meet Massachusetts regulations for materials; and workmanship and details conform to the International Building Code.
